Pre-Qualification vs. Pre-Approval

Two terms that sound similar but mean very different things — and understanding the difference can affect how seriously sellers take your offer.

What Is Pre-Qualification?

Pre-qualification is an informal estimate of how much you might be able to borrow, based on information you provide — typically income, assets, and debts — without a credit check or document verification. It gives you a rough idea of your price range but carries little weight with sellers because nothing has been verified.

What Is Pre-Approval?

Pre-approval involves a formal application, a credit check, and review of your income and asset documentation. The lender evaluates your actual financial picture and issues a conditional commitment to lend up to a specific amount. A pre-approval letter is a meaningful signal to sellers that you are a qualified buyer.

Why the Difference Matters

In competitive markets, sellers and their agents often prefer — or require — a pre-approval letter rather than a pre-qualification. A pre-approval means a lender has actually reviewed your finances. A pre-qualification means you filled out a form. When multiple offers are on the table, the strength of your financing documentation can be a deciding factor.

Does Pre-Approval Affect My Credit?

Pre-approval requires a hard credit inquiry, which may temporarily lower your score by a few points. However, multiple mortgage inquiries within a short window (typically 14–45 days depending on the scoring model) are often treated as a single inquiry for scoring purposes. Shopping for the best rate within a focused timeframe is generally not harmful to your credit.

How Long Does Pre-Approval Last?

Most pre-approval letters are valid for 60–90 days. If your pre-approval expires before you find a home, you will need to update your documentation and have your credit re-pulled. Major financial changes — a new job, new debt, or a large purchase — can affect your pre-approval status.
